An architect and developer, Mr. Morlok has 49 years of experience in the building design and development process. He co-founded IDEA Partnerships, LLC in 2002, and is Managing Member, and he has been president of Morlok Development Group since the inception of the original corporation in 1987.

Prior to founding MDG, Mr. Morlok was a principal of Ewing Cole Architects, one of the largest architectural, engineering, interior design and planning firms in the Mid-Atlantic region.

Over the years, Mr. Morlok has evolved a specific approach to both the planning of research parks, and to the development of public/private real estate. The planning process is organized as a “Strategic Business Plan,” a comprehensive document that optimizes goals, governance, place-making, marketing, programs, finance, and implementation strategies. Most real estate development is “product-based.” Mr. Morlok employs a “service-based” approach, enabling the formation of strong, vital partnerships rather than short-term consulting or real estate “deal” relationships. This service-based approach is uniquely suited to the culture and decision-making process of institutions and to partnership development of all types.

Mr. Morlok has experience in a full range of comprehensive real estate development activities, including: needs assessment, pro forma preparation, financing, development and strategic planning, permitting, real estate analysis, project implementation, financial projections, project management, marketing, leasing, and property management.

During the course of his career, Mr. Morlok has been an invited speaker for the Association of the University Research Parks, the Economic Development Institute of New Jersey, Society for College Planning, and CIED. Mr. Morlok has been published in professional journals such as Real Estate Finance Journal, School and College, The Real Estate Forum, Tri-State Real Estate Journal and Forum.

Development projects include Innovation Park at Penn State, Oklahoma Technology and Research Park, and Arkansas Research and Technology Park. Mr. Morlok has participated in many advisory engagements, sometimes through Morlok Development Group and often in collaboration with Eva Klein & Associates or Point A Consulting. Selected recent consulting projects include Agricenter International, South Dakota Development District, University of Arizona Tech Park, Greenwood Genomics Center, Russ Research Center, Ohio University, College of Coastal Georgia, Virginia Biotechnology Research Park, Aurora Research Institute, Montgomery College, Saratoga Technology + Energy Park, and Texas A&M University.
